Aditya Birla Group Acquires South Mumbai Bungalow For Rs 220 Crore

The news is significant in that BGH Properties, an Aditya Birla Group company, has acquired a sprawling bungalow in South Mumbai’s Carmichael Road for Rs 220 crore. However, the fact that the entire corpus will be put into a charitable trust is even more remarkable. 

“Sunny Ville,” grounded on a half-acre plot belonged to Ernevaz Kharshedji Dubash, who passed away in 2013. Her mother set up “Perowshaw Dhunjishaw Bolton Charities” on March 18, 1960. The settler appointed at that time was Soonabai Perowshaw Bolton and the first trustees were Soonabai, Ernevaz and Nadirshaw Rustamji Mulla, a solicitor at Mulla and Mulla.

According to Ernevaz’s will, dated November 5, 2012: “All antiques, original Mughal paintings, silverware should be sold, and the net sale proceeds be transferred to Perowshaw Dhunjishaw Bolton Charities.” In 2015, her private collection went under the hammer at a public auction at Mumbai’s Pundole Art gallery. The Rs 220 crore also will make its wasy to the charitable trust’s coffers. 

Interestingly, the bungalow that now belongs the Aditya Birla Group can be redeveloped under Development Control Regulation 33 (7) since it’s a cessed property with tenants. The new buyer is equipped with a total gross built-up area of over 70,000 sq ft, which includes space for rehab, free sale and MHADA’s share.

The transaction includes the ground, first floor and part of the second floor of Sunny Ville bungalow with 18,494.05 of sq ft of built-up area and 190 sq ft each of covered garages, according to the documents.
