The state government has amended rules to construct high-rise buildings. Construction of 11 buildings in 30 to 34 areas is underway in Ahmedabad. The state government has approved the construction of the Titanium World building, the tallest in the state with 41 floors, near the SG Highway Rajpath Club.

Following the amendments made by the Gujarat Development Control Regulations (GDCR), there has been a boom in skyscrapers in the city. In the Science City area, many buildings have received approvals to raise their heights. 

In all, more than 30 buildings in this category have been approved.

The increase in Floor Space Index (FSI) has contributed massively to the mushrooming of tall buildings in the city. In the past, owing to stringent FSI rules, there was a cap on building heights. Now, with the relaxed rules, builders must purchase only an additional FSI and have approval from road authorities.

Even the time limit for completing the projects is extended.

Many iconic buildings are concentrated in the western part of the city. Now, more tall buildings have been approved in Satellite, Bopal, Science City Road, and Thaltej.

The scenario has opened possibilities of new high-rise buildings as part of redevelopment schemes. Expensive apartments, which could be iconic in future, are already being built in posh areas. Construction is on in areas such as Pakwan Char Rasta (35 floors), Thaltej-Shilaj (32 floors), Science City (31 floors), and Ambli-Bodakdev (29 floors).

Additionally, a new trend of flat owners preferring buildings that are 25 floors or higher is quite evident.

The builder benefits from an increase in land value. Consequently, the cost of construction increases. 

The club-style amenities in these buildings — spacious areas, swimming pools and home theatres — are attracting buyers. According to reliable information, flats in such buildings are being sold for up to 12 crores. It shouldn’t be long before Ahmedabad wears the tag of tall and stately.
